San Marcos Real Estate Lawyer

Hays County Ranch Property Lawyer

In central Texas, numerous regulations need to be considered to protect property. There are restrictions for land within the city limits. There are rules regarding where bed and breakfasts or ranch retreats can be located. There are special exemptions for cattle or other wildlife.

To make sure your property and best interests are protected during a real estate transaction, you need to work with someone who understands real estate law, real estate transactions and contracts. You need me, attorney AJ Harwood.

I have been a real estate broker since 1992 and have been reviewing contracts the entire time. My firm — the Law Firm of Harwood & Ursha, PLLC — has more than eight years of experience representing clients in San Marcos and throughout central Texas.

Providing Proper Notice and Comprehensive Contracts

If you own property or you are thinking of buying or selling real estate, it is important to think about the long-term goals for the property and to maintain the appropriate exemptions on that property. Having the appropriate exemptions can save a larger ranch tens of thousands of dollars. If the property is subdivided or the type of livestock changes, the necessary exemptions may also change. When I work with clients, I make sure I understand the long-term goals for the property and draft contracts that reflect those needs. Understanding 1031 Exchanges

In some cases, a 1031 Exchange is needed to exchange funds or to sell funds for something else. I am not an intermediary, so I cannot hold the money. However, I know enough about 1031 Exchanges and writing contracts so I can make sure the proper language is included in the contract. This helps ensure both parties agree with the arrangement and the property can be sold under the 1031.

Playing the Role of Attorney and Broker

Many people contact me while they are looking for a broker. I have been a broker since 1992, so I have access to the Multiple Listing Service (MLS). I can search for properties, look for contracts, review contracts and go to closings. Because I have experience as both an attorney and a broker, I am able to facilitate and expedite matters for clients.
