If you own property or you are thinking of buying or selling real estate, it is important to think about the long-term goals for the property and to maintain the appropriate exemptions on that property. Having the appropriate exemptions can save a larger ranch tens of thousands of dollars. If the property is subdivided or the type of livestock changes, the necessary exemptions may also change. In some cases, a 1031 Exchange is needed to exchange funds or to sell funds for something else. I am not an intermediary, so I cannot hold the money. However, I know enough about 1031 Exchanges and writing contracts so I can make sure the proper language is included in the contract. This helps ensure both parties agree with the arrangement and the property can be sold under the 1031.
